About Cindy Poole
Welcome > Agent Info > About Cindy Poole ...

Meet Cindy Poole
Whether she's enthusiastically cheering on her daughter or supporting her son at one of his basketball games or just lending a hand with one of their homework assignments, Cindy Poole encourages her children at every corner. This devoted mother of two understands that sharing quality time with her children is the only way to positively impact their lives for the future. "I try to shower my children with the same love and support I had growing up," says Cindy. "That's why doing things together as a family is a top priority for me."

Quality of Life
Born and raised in Raleigh, Cindy's trademark has always been her energy and independent spirit. Though she's lived in cities all over the country including Atlanta, San Francisco and Charleston, she'll tell you the quality of life here in Raleigh is unparalleled. "It was extremely important for me to raise my children in an area with a strong, family-oriented atmosphere and an exceptional school system," she explains. "I wanted them to have the same amazing experiences I had growing up and to live in a place where the streets are filled with familiar faces and warm greetings."

Committed to the Community
Not surprisingly, Cindy also understands that in order to maintain the quality of life in this wonderful corner of the world, it's essential for the residents to give back whenever possible. No matter how busy she may get, she always makes time to contribute to the community she cherishes. Because of her many volunteer efforts and hours, the Raleigh Regional Board of Realtors awarded Cindy the 2003 Community Service Volunteer of the Year award; chosen from over 5000 Realtors. Two of her involvements include Co-Chairing the Juvenile Diabetes Research Foundation Gala for it's first 2 years, and working with the Triangle United Way. In fact, in all the places she's lived, Cindy's always found time to make a positive difference in the lives of others. A portion of each closing transaction goes to the United Way as well as other local charities.

Understanding Your Goals
Fittingly, in her career as a leading real estate professional, Cindy understands that spending quality time with her clients from the beginning to the end of their transaction is the only way to provide the high-quality service she is committed to maintaining every step of the way. She takes the time to listen carefully to your unique needs, and then works hard to create a plan of action tailor-made for you and your family. A native to the area, Cindy's knowledge of this market's inner workings is simply unsurpassed. Furthermore, her background in marketing and strong negotiating skills serve buyers and sellers alike during their move.

Quality Service
When you decide to make a move in Raleigh or the surrounding communities, Cindy Poole invests Quality Time for Quality Service. Whatever your real estate needs, this committed professional helps you get more from your move. Whether you're looking to buy or planning to sell, give Cindy a call today.

Education
Cindy believes it takes both experience and education to keep her clients ahead of the game. That's why she has committed time and resources to learning the latest techniques and skills. Cindy was also one of the first Realtors in the country to receive the RSPS designation, the newest designation recognized by the National Association of Realtors, requiring specialized classes in the second home market and 1031 tax exchanges.

Real Estate Tips
Self Employed >No Problem

There is no doubt about the fact that it could be more difficult for you to get a mortgage loan if you are a free lance viola player than if you are a government accountant. Traditionally, lenders have been more cautious when evaluating loan applications from buyers who are self-employed than from those who work for a regular salary.

If you are self-employed, there is no reason for you to shy away from applying for a home mortgage loan, especially if your earnings have been in the same field for at least two years. Before you begin your search for a house, it is a good idea to meet with an agent of your choice who will be happy to accompany you as you meet with one or more loan officers. They will probably want to analyze your tax returns for the past 2 or 3 years. Because people who are self-employed can write off many expenses that salaried individuals cannot, it is possible that self-employed individuals may look impoverished on paper. Try to get pre-approval from the lender, and ask for a letter to that effect which the real estate agent can attach to any offer you submit on a home. This will make you look more attractive to the sellers.
